The St. Anthony West Neighborhood Organization (STAWNO) partnered with GMHC to turn around the most deteriorated houses in the neighborhood. The homes were bought by GMHC, totally renovated or replaced with new homes, and sold to owner-occupants. GMHC provides all the development services (architectural, construction management, legal, financing and marketing). STAWNO provided Neighborhood Revitalization Program funds to make the projects financially feasible.

GMHC created the Senior Housing Regeneration Program (SHRP) in 2002 to purchase homes at fair market value from seniors as they leave their single-family homes and move into condos, townhomes, assisted living, etc. Homes are renovated as necessary and sold as affordable housing to persons with incomes at or below 80% of median, adjusted by family size. Second and third mortgages with no monthly payment, but due on sale, make the homes affordable.

Margaret Philbrook original homeowner, remembers moving to 1266 West County Road B when she was 8 years old. Margaret, 90 and her husband, Bernham, raised 11 children in this three-bedroom, one-bathroom home. The home was built in 1918 and sits along the Roseville Historic Trail. When Margaret was ready to move out of the house into senior housing, GMHC approached Margaret about buying the home through the Senior Housing Regeneration Program. The SHRP program helps seniors find appropriate housing while also keeping neighborhoods viable with younger generations moving into the community.
